Most of the larger towns and cities in Florida regulate property zoning.  The zoning plan keeps heavy industry near railway lines and far from residences.  Lighter, cleaner industrial and storage businesses are closer, and businesses that require showrooms and larger offices, and therefore more parking, are nearer the main retail shopping areas on the main traffic streets.

Southeast Florida with its large distribution and service sector has a shortage of land zoned for industry, and prices of such land have risen sharply.  As a result, new warehouses sell for $160 - $170 per square foot, and must lease for at least $13 psf each year to break even.

Larger businesses who sign longer leases are less management bother and cost, and less risk for the owner, so they can leases for less.

Warehouse buildings vary by size, number and type of bay doors, whether the floor is street level or dock high, clear ceiling height, truck turning space and access, whether fire sprinklers (basic or upgraded) have been installed, and the size and type of office and showroom space included.

 Even new investors can generally obtain first mortgage loans of up to 75% of the appraised value of the property.  As long as the finance cost of the loan is less than the net income produced by the property, the property will pay for itself over the life of the loan, leaving the increased value of the property free and clear for the investor.  Tax advantages are granted by the U. S. Government to owners of income-producing real estate, often allowing the owner to pay no taxes on the property income, and even to decrease the taxes payable on income from other sources.  Some overseas investors may want to investigate how long-term US visas or even citizenship status is possible as owners of such property.
