LAND
Land does not produce income until some use is found for it. The sooner it is put to it’s “highest and best use”, the faster the value of the land will appreciate. A wise investor generally has a plan as to how the land will be used, before he buys. If it will take several years to develop these ideas, he will “land bank” the property, by leasing it to a farmer, or by farming it himself. Anyone who bought farm land in the path of progress 30 years ago has rich children now. Any property that is on a main traffic corridor between two towns will generally be a safe bet.
Property that is already zoned for the higher use can be sold or leased for a very high price. It is difficult to find raw industrial or retail land around South Florida for less than $800,000 per acre – a 5-acre lot on US1 at SW 130th Street is under contract for $25,000.000!
