Single family homes can also be good income-producing investments if bought for low enough prices to allow them to be manages and rented out profitably.  We are currently buying groups of foreclosed houses in South Florida in the name of a Limited Liability Partnership, then leasing and managing them for medium to long-term gain.  Cash investments of one to twenty million dollars are required.

Some larger developments of over 300 new homes each are also appearing on the market at prices that will allow similar investment handling.  In these cases at least 50% of the price, or $60,000 per unit, will be required to secure the property until the homes can be leased out and refinanced.  Most of the original funds will then be returned to the investor, or invested for him in other properties.

Some multifamily properties from 10 to 400 or more units, are now being purchased at prices that allow a reasonable monthly cash flow and substantial potential gain, if well maintained and managed.  Income Realty has helped investors to buy and manage such properties in Florida since 1978, and understands the market.

Even new investors can generally obtain first mortgage loans of up to 75% of the value of a property.  As long as the finance cost of the loan is less than the net income produced, the property will pay for itself over the life of the loan, leaving the increased value of the property free and clear for the investor.  Tax advantages are granted by the U. S. Government to owners of income-producing real estate, often allowing the owner to pay no taxes on the property income, and even to decrease the taxes payable on income from other sources.  Some overseas investors may want to investigate how long-term U.S. visas or even citizenship status is possible as owners of such property.
