Exposure sets the price in retail properties.  Larger retailers know their market – how many customers and their household income live and work in then surrounding trade area, and how easy is it for those people to find the store.  They know the average daily traffic count of the cars and pedestrians that pass their door.  The amount of rent they pay is determined as a percentage of the profit they expect to make at that location. These larger tenants generally have better finances and sign longer leases.  Rental rates may still be high, but are justified by the higher sales possible.

Neighborhood retailers tend to establish in smaller centers with less traffic.  Sales are less, rents are lower, and lease terms are shorter. Management and leasing expenses are higher per square foot in these smaller centers, but owners with good management can still make good returns as long as the purchase price is right.

Even new investors can generally obtain first mortgage loans of up to 75% of the value of the property.  As long as the finance cost of the loan is less than the net income produced by the property, the property will pay for itself over the life of the loan, leaving the increased value of the property free and clear for the investor.  Tax advantages are granted by the U. S. Government to owners of income-producing real estate, often allowing the owner to pay no taxes on the property income, and even to decrease the taxes payable on income from other sources.  Some overseas investors may want to investigate how long-term US visas or even citizenship status is possible as owners of such property.
